Workplace strategy · CRE data · Tools
DhirajKumar.
I turn real estate data into strategy, and ideas into tools.
Eight years of asking enterprises a blunt question: does your real estate actually match how your people work?
I work in workplace strategy and corporate real estate consulting at Gensler, advising enterprise clients including Microsoft, Adobe, Morgan Stanley, Rivian and Roche. The work sits where portfolio economics, occupancy data and human behaviour collide.
Somewhere along the way I stopped being satisfied with strategy decks. So I built things instead — three workplace intelligence tools from zero, all award-winning, all used on live enterprise work. A recommendation you can run is worth more than a recommendation you can present.
Academically: a dual M.Tech from IIT Roorkee and TU Darmstadt in Germany. Lately, coding has become a genuine personal interest — small, useful things like local MCP servers for my own agent tooling. Strategist by trade, hands dirty by choice.

Things I built because the deck wasn't enough.
Notes on work, buildings and data.
Things worth resharing.
A running feed of research, market notes and tooling experiments I keep coming back to.
The feed is empty for now — the first curated links land here soon.
