India's CRE second wave: capability centres are the whole story

The headline in Indian commercial real estate is absorption. The actual story is what is being absorbed: global capability centres that are no longer back offices.

That shift changes the brief. A cost centre wants density. A capability centre wants labs, client-facing floors, and space that survives a leadership visit from HQ.

For occupiers the implication is uncomfortable: your India benchmark can no longer be your India benchmark. It has to be your global one.
